Information: How to acquire your property
Before you acquire your property in Portugal, we will help, giving some usefull
information on the matter.The legislation in our country does not differentiate much
from the Civil Code of other countries in Europe.The various stages.
1. The buyer has to possess a (contribuinte) collectors card, if that is not the case
you will have to proceed the execution of one which it is a simple process.
2. Edit and sign the buy/sell contract.
3. Present the necessary documents to settle the date for the bookkeeping,
in the notary´s office.
4. Proceed to settle the date for the bookkeeping in the notary´s office.
5. Effectuate the (SISA)Government Tax, which varies between 5% and 10% of
the total value of the bookkeeping.
6. Celebrate the bookkeeping in the notary´s office.
7. Put the current documents in favor of the new owner.
The buy/sell contract
The buyer and the seller when signing this contract, must keep this in mind.
-The property must be free of debt.
-There should exist in the same, an inventory of the property and the complete
information of the buyer/seller.
-There sould be included clauses, that define diferent situations agreed with the
buyer/seller that are not on the current legislation.
We advise to mention the imputable laws forseen to the missing parts.
To mention the value handed over to the seller by the buyer as a reserve, which
should be in between 10% to 15% of the total value of the property.
Have a clause mentioning that the contract is only valid, starting from the moment
it has been signed by both parts.
